honest-cam has a study module that drills future Community Association Managers against the Florida CAM licensing exam. Somebody who'd used the tool flagged a few answers that didn't match their textbook. I went through the whole bank. They were right. Some of the answers would've actively hurt somebody sitting for the exam.

Four of those six are directly tied to 2024–2025 legislative changes (SB 154 and HB 913 in particular, the post-Surfside condo safety package). The question bank had the pre-reform numbers frozen in. If somebody had studied against the wrong threshold and walked into the exam confident, that's a real failure mode for a tool that calls itself a study aid.
Expanded from 38 → 105 questions
The old bank was thin in the areas that actually matter for day-to-day CAM work. The expansion focuses on topics the exam weights heavily and topics recent grads said they felt underprepared on:
- Assessment collection process — notice of late assessment, intent-to-lien, recording the lien, foreclosure.
- Estoppel fees — statutory caps, rush fees, what has to be disclosed.
- Developer turnover milestones — when control flips, what records must be delivered.
- Fining procedures — committee requirement, notice and hearing, statutory caps.
- Payment application order — how a partial payment is applied against interest, late fees, and principal (the order matters for lien preservation).
- Lien expiration — one-year recording deadline, re-recording mechanics.
- 2024–2025 legislation — HB 1021 (condo safety), HB 913 (SIRS), SB 154 (reform rollups).

The tilt toward condo questions matches the real exam weighting — and matches the properties honest-cam is actually being built for.

- 105-question validator passes: every question has exactly 4 choices, a valid answer index, a topic, an explanation, and a difficulty rating. No dangling references, no empty answer arrays.

The study guide prose itself was also rewritten to match the new question bank, with inline statutory citations so a learner can trace "why is the answer 25 years?" back to the actual bill text.
